Unfortunately, even though it's only been used for 2 months, the warranty has already expired (90 days for commercial appliances).

The 10-year treasury is currently sitting at 4.62% as of 1/24/2025 up from 3.73% on 9/13/2024, reflecting a 23.8% increase over the last 4 months (Source).

So for the bookings we get on there, I am invoicing her monthly for the cleaning fees and then 18% of the rental rates for each booking.

The tenant supposedly had complained for months to the property manager that the furnace was not working.

If you have no money for down payment do you have teh $2000+ per month to pay the first (then still have to pay the 2nd?)

I looked into the maintenance option years back to discover a trend of:  apx. 8% monthly fee which only included rent collection (everything else from maintenance to turnovers etc, extra, and poor reputation on repairs.)

We have been doing medium term for a few months with less success than we hoped.

I am not a tax professional trying to sell you my services I am simply providing my perspective. 

Long term I would like to continue to grow as a PM but also be able to spend time weekly or monthly with other departments to better understand their procedures, tasks, and how the department should be ran.
