I have been a woodworker for the better part of a decade but have been casually dating with the idea of a fix and flip, along with a buy and hold lifestyle.I love the whole ideology behind real estate, but I have always held an "over analyse before jumping in" mentality and catch myself dragging my feet some days to try to progress to the next step (rather, the actual first step which is to buy a property) and get that analysis paralysis.

I have heard some people setting up their heating cooling system to shutoff if a door or window is let open for a certain amount of time.You can also add a temperature offset to make it look like it is a few degrees cooler or warmer than actual since sometimes temp setting is a mental thing.

As more and more people come here from the Bay Area, expect to see more and more of them heading into the neighborhood in full opposition of the "*** that" mentality of some of Oak Park's residents....You probably won't have enough cash to build an ADU, so instead I'd opt to looking for a duplex or two homes on one lot.

I think they just emotionally and mentally want the home gone.Can anyone think of a owner finance deal that would remove the wait from their shoulders, but keep me afloat for 12 months until I can get a higher rent and refinance the property?
