Get a laminated instructions sheet with images that says what you can and can’t flush and tape it to the inside door of the bathroom vanity and include another copy in their move-in welcome packet.

Not always a good idea to just use the same vendors as the seller as there may be improvements you can achieve. i.e. property management company doesn't give guests the easiest instructions to check in, so reviews are down.

Advise the tenant that you are very serious about rent collection and do not ever waive late fees.Procedure for allowing a pet or clarify that they may never add one.Where the electrical breaker box is, main water shut off and instructions on how to operate.You should have most all other policies and procedures codified in your lease agreement.
