The main things about renting to a group of inexperienced tenants is that they may not take timely rent payment seriously, they may not know the housekeeping tasks necessary to keep the rental clean, they may not know when to call about minor maintenance issues that can grow into bigger problems.  

When you list your own house as an inexperienced agent (and possibly flipper), you won't know what you are doing.

However you will be busy traveling and even having read the book you ill be inexperienced.

The inexperienced guy won’t be as creative and just give you one way.

Phillip, I seen where lenders ask for inexperienced people like you to have an experienced property management company to manage your property, and if can pay for that while your DTI still qualifies your loan, then you are in luck.
