Newbie - Looking to rent my primary residence while I travel

My question - is this normal? He's currently the only person interested, but I haven't signed with the realtor and put the property on the market yet. What can you tell me about NOT using a realtor? Do any of you handle your own applicant screening and contracts? 

Please note that I have ZERO experience with landlording and I understand I have a lot to learn.
