I am in CA I am priced out I am going to look to a place I can buy something anything hopefully it will cash flow.. when in fact if you buy a rental and the tenant simply pays it off that's a great thing any positive cash flow over the years is icing on the cake.IN our area ( I was raised in Cupertino) this is defiantly how it works.. and even a little negative cash flow is OK because you will off set that over time with massive appreciation... and or worse case scenario the tenant paid off your 600k rental and now you have a 600k asset paid for.

If they cashflow well now, then the future appreciation with construction of Beltline will only be icing on the cake.

I tend to focus my investments on monthly cash flow and allow any appreciation to be icing on the cake.

So it could be a good way to break the ice and continue a dialogue with those you want to emulate. 2.

That is just decadent icing on an otherwise fantastic cake. 

And you're lucky they didn't cause a sidewalk to be covered in a sheet of ice when that hose was used.The use of the exterior faucet AKA hose bibb when temperatures are freezing is something to be prohibited in the lease, so be sure to add this somehow.
