Concrete is the easy part.  2 x 2 spacing with 1/2 inch rod; 6 inches thick walls/sides; vapor barrier as needed.   

"Mineral spirits" will work better but is more expensive and is not worth it for this application.Wear respirators with organic vapor cartridges, I recommend half-face 3M 6000-7000 series with 3M 6001 cartridges.

If water still ends up in the basement an interior perimeter French drain system, as well as a properly waterproofed slab (may need to pour a new slab with proper vapor barrier, drain rock, etc) may ve needed.

With these products your are looking at perm ratings,  will it allow vapor drive?

A vapor barrier is used to control where the moisture forms.

I would recommend asking each of the herbs other syndicators they would recommend because you’re looking to diversify funds across 2 or 3 of them.
