Replace the top with something contemporary and elegant, and use a vessel sink with a nice simple faucet set, a nicely framed mirror (or tight wall-to-wall, counter-to-celing mirror with a hole drilled for the light fixture), and a clean-lined contempo fixture (a couple of hanging pendants?).

Hi BP, I recently passed the Michigan Real Estate exam and looking for somewhere to hang my license.

My parents just moved out there a year ago from Georgia and I go out there all the time to hang with them now.

@Brian NaumannI had read several posts in the thread before I realized that you are right here in Mishawaka.As @Jay Hinrichs said, there is plenty of low hanging fruit right here in our area.Hopefully you found a good mentor who will point you in the right direction.South Bend has a lot of cheap C class and below properties, so does Mishawaka to a lesser extent.

You'll be too busy soon enough to hang out too much being so unproductive.

I've heard finding good PMs and GCs in Indy can be tough if you're not there, but it's definitely the deal flow / good evaluation that I see as the biggest hang-up if you can't be there.  

Financing will be the biggest obstacle for you, but if your family is willing to JV and has a credit here that would be the "lowest hanging fruit" for financing.
