It will be a little more up front but where you are inland, should give you a long service life;If you are over-roofing (insulating and strapping) the existing roof deck, remove the existing roofing material (strip to the sheathing) first;If you are not insulating the top side of the roof deck, you still should strip the old roofing - particularly if there are multiple layers - and install a ice/water barrier and padding (to muffle the sound of rain/hail) before the metal roofing;

I agree that it is worth mentioning that HOAs often cover some additional benefits, but the largest "benefit" in Colorado comes when HOA covers roofing (hail is a major concern here) as your monthly condo/townhome insurance will be a fair amount less expensive than standard homeowners insurance due to that coverage (& other items with risk).

I'm 45 years old - any roof I replace at this point in my life is more than likely going to outlast me anyway unless it's damaged due to wind or hail in which case the insurance company will take care of it.Still doesn't make sense to me.

I personally hate the idea, if you want a man cave or tv room use it for that and still leave the garage doors on, then you still have the option of parking the car inside during a hail storm.
