Prices are gradually easing and going slightly down however massive influx of fed capital will continue to drive rates down and prices up but the balance will be an evening out of these forces and hence there will be pockets of low price good deals mostly conning from non investor type sellers and few from older investors who were at the sell point of their "career" and who cannot risk a 5 year downturn- so they cautious/panic sell.Conclusion is that you will see no changes in this market until you look carefully.

To me it looks like Rhove buys in to the deal and then gradually sells their shares to tenants who meet the criteria.

Suppose, however, that a well-funded buyer has a different strategy: gradually acquire all homes in the park and rent them out at full market value.In some locales, rent control begins when someone buys a manufactured home and moves in (agreeing to whatever rent the park owner currently asks), and ends when the homeowner vacates.In that situation, it seems that park owners may raise new rent so high that vacating homeowners would find it impossible to sell the home (except maybe at a ridiculously low price).
