Those are the ones that either hustled a long time ago and are enjoying the fruit of their labor or they're living off a pension, spouses income, no debt, and other advantages you haven't earned yet.

Just make sure it's a fruitful tree and not the first one you find.

You may want to claim the tips for 2 years and pay the required tax so you can reap the fruits of those first time home buyer programs. 

You could just put in regular machines and not give your tenants access...of course, they won't be thrilled the first time they run into you with a basket of clean cloths under your arm.

Others may disagree and argue the "eggs in one basket" approach, and they won't be wrong.

Really just seeking people who can share ideas and for fruitful relationships in REI.

Possibly even offer some gifts to tenants during hard times(next 30 days example), decreased rents for a month or even gift baskets with (tp/sanitizer/food)!

When you aren't an established contractor, it seems the only sub-contractors you can get charge way too much or they are the low hanging fruit and do shotty work.
