Finding repeat investors with reliability and frequency are like unicorns or have been for me in MI. 

With too big of an investment early on, you are likely to run into issues managing it.So, with powerlifting you start small and overtime you increase the load and increase the frequency of your training.

In general, it seems smarter to me when starting out to extend one's buying frequency regardless of one's income to perhaps once every 6-12 months.

A lot of folks seem to despise the federal reserve but fall to see that our frequency and extent of recessions and depressions has fallen dramatically isince the implimentation of the FED.

I have seen newbies come and go with amazing frequency.

Cash flow is perceived higher but greater eviction and turn frequency with higher re-rent tenant costs per time with increased damage to the units.If you already have a bunch of money with not a lot of time it's not something worth pursuing that much.
