If you do have such a business model then when you are searching for investment you will be looking for investments that can achieve that goal.I can write 10,000 pages, but I am exhausted and this will be my last statement.Never ever act on the advice from brokers, real estate agents, friends, relatives, bankers and never believe what I write because I could be the most full of sh... person who ever wrote a post on the internet.

Cabinets on the floor level are shot.Range / Oven does not work.Kitchen floor / sub-floor needs replaced.Half bath needs wallpaper removed and a new exhaust fanFull bath needs wallpaper removed and a new exhaust fan.

If I see a Vulcan SS range I immediately expect a Subzero refrigerator and the rest of the appliance to be top lined.Functionally, I think the time I would consider a wall oven is when you need two of them, or you want a wall oven and a high end microwave to be together because you don't want a standalone microwave to clutter up your counter space, and you don't want to mount one over your range because you have that 36" Wolf exhaust fan to show off.Is it gas?

According to HAMP guidelines the lender most exhaust all possibilities and take care of any outstanding issues (ie: hoa dues), usually the lender would of paid those, unless they were planning on just foreclosing anyway.

I personally would take a shot but I have a strong risk appetite (probably should remedy that at some point) but I know that is not the case for everyone and being highly levered can be stressful and exhausting sometimes.
