Considering airbnb's downtown, long term rentals in up and coming areas near burns park, fixer uppers...pretty much anything except student housing - that feels hard!  

I did try making extra payments on my mortgage to Brent's point, but after my 2nd extra payment, my lender instituted a flat admin fee for each extra payment so it's a deterrent for paying anything except large lump sums.

. $25k down does diddly-squat for that except in the handful of markets where one can buy a house for the cost of a garage in most other markets.

I'd recommend diverisification, but if you do come across an exceptional opportunity in real estate or otherwise to be open to skewing in that direction.

Reliable tenants are the exception, not the norm.A common mistake is assuming that all renters are alike so the property type is not critical.

If everything you are worried about is an exception or an exclusion on a title policy, then your title insurance isn’t going to ease your worries.You mentioned this is a flip.

Thanks Bill for you invaluable insight.Are there any exception to 12 months residency for primary home loan ie change in school, job. 

Even the NY Fair Housing page says 4 exceptions, with one of them being "one- or two-unit owner occupied buildings."  

The only exception to that is the Eastern Panhandle near DC.I’m not sure about this specific deal, but knowing the location and little to no cash flow, no way I would buy this. 

I agree except some clients I already have at limited service will not cash flow at full service or need material participation.
