Not a ton of stuff out your way but you should definitely check out he Black Diamond meeting in Worcester.  

Maybe the up and coming areas such as Mountains Edge, Blue Diamond area would be great to invest in.

Obvious #1 option for you would be the Black Diamond meeting in Worcester (2nd location in Waltham).  

I am not out that way but see the posts here on BP and their FB group:https://www.facebook.com/groups/1628479600713618/Even if you don't get to the meeting you should definitely get connected with them if you have property out there.If you are more central then you can check out the Black Diamond meeting in Worcester and since you are into buy and hold look at the NWCLA in Fitchburg.If you are really in the Greater Boston area there are probably around a dozen meetings from the Cape all the way up to Manchester NH.  

White Quartz counters with "diamond shards", custom tile in baths and stainless steel range and dishwasher...hardwood flooring, new roof...I have mulled it over and can't see it working for a Rental or a Buy and Hold?

I also recommend going to the local REIA meetups like black diamond www.BlackDiamondREI.com as you can meet other investors there and they usually have a speaker thats an expert in their own niche, which could be very helpful for someone starting out.

I suggest you look up Black Diamond in MA.  

I'm hoping to connect with like-minded people in the Toronto Area (or elsewhere) just to bounce ideas off and hopefully to connect with some great realtors or wholesalers that can help me find that Giant Diamond in the Rough to start the ball rolling.
