Good day - I have a home in my name on Title...a Quitclaim was signed and notarized last week. It has not been recorded yet to the GAP lender whom paid off HML.

She is now selling, listed $249,700.  I have lender who will do a 3 year at 10%.

Home is on a double lot and has been completely rehabbed from a 3/1 to a 4/2.

PP $117,000 RC/HC $65,000 ARV $240,000 Rents Remodel is incredible with all new

fixtures, etc.  White Quartz counters with "diamond shards", custom tile in baths and stainless steel range and dishwasher...hardwood flooring, new roof...

I have mulled it over and can't see it working for a Rental or a Buy and Hold?

Interest would have to be low for a monthly payment certainly.  I could have this property for $500 appraisal fee on the other hand...any input is appreciated.  ...and will be posting my info on profile etc...Thank you,
