No problem right.So what do you do when you find out the borrower is in prison and the 17 year old daughter who is a junior in high school is living in the property and she is trying to find a place to live with a friend and needs an extra 3 weeks.

- All of the homes/properties have been renovated and have been in service for a number of years (meaning we have a strong history as successful property owners/investors)- All of the homes are higher-end rentals in very good neighborhoods - All but 4 homes are completely paid off with no mortgage overhead or LOC debt- All homes have a very consistent rental history with very low vacancy- All homes are turning a profit and our pre-door numbers are very goodBecause the homes are almost completely paid off, we have a good deal of equity in just sitting around.

I have actually managed to save up enough for multiple down payments around 20% as i have been here for 5+ years and not been able to qualify for credit (due to history length) so i have been pursuing the 20% conventional method initially.

Also, good point about it potentially being more than the estimated 3 days once they get in there, I hope not.With all that being said, I am trying to be as unbiased and remove our “history” so to speak with these tenants regarding our decision for reimbursement, and making it purely about what is legally required and appropriate given the repair.
