Regarding purchasing another house down the road....the "new" bank will want to know what is going on with a mortgage showing up on your credit report. 

They may try to buy a house a few years down the road and pay you off.4.

Post Road has a particularly bad reputation. 

my scenario was a little different I would buy 20 to 80 acre parcels in Oregon and WA.. then log them .. using the skids roads and log landings strategically ( put them were future driveways and house pads would go). then do short plats  4 lots or less.. then sell the lots on contract.. the logs generally paid for the land so we had no debt on the land .. most land buyers took a few years to get to the point they were ready for construction loans..

Can the top aggregate be used for your road?  

In my experience, tenants who are willing to overpay tend to have other underlying issues that will show up down the road. 

It's not just financial, Cleveland is/was trying to pass criminal liability onto property manager's if the owners didn't make repairs to their properties.

Not reporting evictions or criminal records.

They have broken your lease and will be nothng but trouble down the road.

And if you assume that everything is automatically included, you're likely to have unpleasant surprises down the road.
