@Jason Miller  Regarding your Aurora property, have you allowed your focus or niche to broaden as a result of the lost opportunity? 

I strongly recommend broadening your financial analysis beyond the rent and mortgage.

I have recently tried to broaden my hunting ground and am eager to get involved in the South Bronx and East NY Brooklyn areas.  

However, apart from looking within 2h drive or out of state - I know meetup attendees who I believe are making those work in 2015, perhaps consider strategies for improving deal flow (direct marketing, properties on MLS a long time with motivated seller whose needs you can meet, syndication, networking with wholesalers, value-add strategies that might broaden your pool: add sq ft; raise rents), strategies for improving purchasing attractiveness (partnering, syndication, bridge loan); perhaps review your constraints for house-hacking (IMHO this seems the easiest direct investment); and of course there is the more passive notes or a combination of any of the above. 6.

One possible contingency is to broaden my rapport with local wholesalers.

In the comments my colleagues broadened the topic to their own personal interpretation.

It will broaden your horizons.

It is an opportunity to broaden your network and build credibility.

So broaden that search.  

So if the price is right, the exposure needs to be broadened.
