But....it can and does make a huge difference in your attitude when disaster strikes and you only owe $50K (or less) on a property vs. $150K!

You have the absolute right attitude to make it in this business - you are looking for those types of win-win situations.  

I've spoken to a few and was less than impressed, particularly with attitude displayed (I couldn't imagine the position they would take with a tenant).Based on my discussions, it seems the one month rent is taken only if they place the tenant.

I understand your frustration (and share it, I have two simple residential refinances that are approaching 60 days in underwriting...it's maddening).But if you want the bank's money, lose the attitude and wrap your head around the fact that you have to play by the bank's rules. 

As Americans, we often have an attitude of throwing money at something to fix a problem without really thinking about how it might actually hurt those we want to help.

They come in with the correct attitude/plan but ultimately cannot follow through on their plan because they are too busy with their day job or business.
