I'm not adverse to fixing up property, but I do not like doing rehabs before I'm familiar with any area and it's way of doing things so turnkey is where I'm leaning.

Your asking the right questions, in general commercial due diligence varies from residential in the fact that you not only have to make sure the building itself is in acceptable condition but also confirm there are no other outside mitigating factors that could adversely effect the investment.

Also, for those that have used Cozy.co or similar screening sites, do they offer the ability to send the "Adverse Action notice" if I decline the applicant for something found on their screening through that site or would I still need to send it out myself to them via mail, email, etc?

It's seems clear he has a difficult time getting to and getting in & out of the bathtub, and some of our deferred maintenance included a leaky tub surround, presumably due to the strain placed on the tub by the large gentleman.Not entirely sure what is happening there in regards to his laundry/food situation but it seems clear he must be being enabled in some ways by his roomate.My friend is a compassionate guy, however I am concerned that the property value and quality of life of others in his building could be adversely affected by this tenants presence.

And, I must admit, it's probably smaller lenders that go there since they really don't want to waste their time.....I can see where a large lender as mentioned above would not give such matters a second thought as they are more risk adverse, having very regimented business operations.But Bryan, when you get people stacked up in your lobby, you'll start cutting the heard too!
