To be successful right now in STR, you either need to go all out and beat everyone else on their table stakes (pickleball, basketball, game rooms, saunas, hot tubs, etc.) or you need to understand the market better than anyone and pick a niche for that market.Right now, you are one post in and just asking for someone to tell you anywhere in the United States to invest, which is silly.

I've been helping folks navigate this market for the past 20 years, and I can tell you, combining a personal residence with rental income is a game changer.Just last year, my friend Dom helped a new investor find a charming duplex in East Austin.

I personally don't see a problem paying a couple of extra pts for a 1% reduction in the loan but some people I know are very adamant that we shouldn't be paying pts at this time in the game.

I have started to steer away from Florida's tax certificates since the hedge funds buy nearly all of them for 0.25% interest and bumped all of the little guys out of the game.
