Now a days the market interventionists/regulators either out right ban net listings (by real estate brokers) or spread the word that any broker using net listings will attract the regulatory compliance crowd, effectively killing this option.  

Not trying to start another wholesaling argument on BP, wholesalers will naturally defend what they do out of human nature, but none of the have a legal or regulatory background.

Considering regulatory agencies have an interest in making sure the public is protected,  licensing coursework covers everything any real estate investor needs to know, such as the different types of valuation, real estate, contract and tenant law, equal housing and more.

The PD may not give that to you, it may require an administrative action my their government body to give such agreements, if the don't I'd still not worry about it. 

If 5+ acres then what is your plan for all that extra land, and do you have the money on hand and the local regulatory environment mapped out to execute that plan?
