If they want to sell it, then if they are truly a friend why not have them get an agent and sell it versus you trying to make a buck off your friend?

If it appraised at the higher figure, you'd maaaaaybe walk away with a few bucks, but not enough to do much with. 

If you have cash 2 million I would only invest in South Bay and area around Hawaii.Forget Ohio/Milwaukee and other cash-flow non-sense LOL.

What really took me by surprise was that one of my go-to lenders here in Milwaukee is using my portfolio expense ratio (!)

I have been BRRRR-ing properties in Milwaukee for over a decade and my team has always said I should make a video about how we do BRRRR's, but the topic does not really fit my YouTube channel (which is more for a residential audience). 

You can see this all the time on trucks: 'ABC Plumbing - Specializing in remodels, baths, kitchens, tile, etc'What this means is that they are really not good at anything and desperate to take on any job just to make a few bucks.

I am moving into this direction rather than investing for two hundred bucks per month somewhere in Indianaville.d) My stress is even negative now since I'm moving to new 'mansion' for househack, I'm literally mortgage free LOLI guess we can redirect our hobby in real estate into better health as well.

We average about 10 a month (as a team), but of course at a lower price point.Whatever you have in the water, We don't see that in Milwaukee.

If you are doing it because you want the most bang for your buck, travel to a few places (Like Detroit) and go about building your team.
