@Rich Ramjatan thank you for responding.After 19 years I'm back on the field because our good work ethic boomers are retiring and haven't found a new wave.On a "try out" of partnership with my 10 plus year sub hanger, since the work force ain't around.Don't make me wrong I love doing it but I know I need to concentrate more on current and future customer to keep the name customer relationship healthy !!

So if you are not cash flowing now, you very likely will in a year or two ESPECIALLY if willing to put some sweat equity, creativity, a bit of money & time.Advice from other areas doesn't apply here so well - we are almost a different country with different concentration of realtors; investors; and CASH buyers (either 1st or 2nd in the country - consistently).As you stated yourself, almost everyone knows they are sitting on gold...

I tell my clients if we are all pulling from the same pool of tenants, and I am using a filter to make sure I only pull out qualified ones, there is a higher concentration of unqualified tenants left for you.
