The cash flow is what I trying to concentrate on but I would like to pull equity from my properties to reduce/eliminate my out of pocket.

Concentrate on your own backyard.1/4 mile circle from where you live.

Concentrate on location, buy where people will always want to live, no matter the market cycle. 

@Rich Ramjatan thank you for responding.After 19 years I'm back on the field because our good work ethic boomers are retiring and haven't found a new wave.On a "try out" of partnership with my 10 plus year sub hanger, since the work force ain't around.Don't make me wrong I love doing it but I know I need to concentrate more on current and future customer to keep the name customer relationship healthy !!

So if you are not cash flowing now, you very likely will in a year or two ESPECIALLY if willing to put some sweat equity, creativity, a bit of money & time.Advice from other areas doesn't apply here so well - we are almost a different country with different concentration of realtors; investors; and CASH buyers (either 1st or 2nd in the country - consistently).As you stated yourself, almost everyone knows they are sitting on gold...

with what appears to be a robust wherewithal why don't you concentrate on buying apartment building of 30 to 50 doors one transaction and your goal is met..

So what can do is moving non-homeowners into an owner-heavy area while owners still maintain it, which actually does make rental areas less concentrated.  

I tell my clients if we are all pulling from the same pool of tenants, and I am using a filter to make sure I only pull out qualified ones, there is a higher concentration of unqualified tenants left for you.  

Sounds like you have done the smart thing by cutting the fat off the bones and are concentrating on the bare essentials.
