I miss SE TX and look forward to one day showing my children where I grew up. 

This may be something that is necessary in extreme heat with elderly tenants and/or children present.As always, you need to consult your lease FIRST as it is your road map for the relationship with your tenant. 

I am not sure how they structured it for their kids but I've sold properties to people from California using a self-directed IRA for their children.

I have a couple thoughts and wanted to see what this wonderful communities perspective/ advice is.I am 29, recently married and no children, I have no dept, the only asset I have is my vehicle I have 750+ credit. 

we are a family of 5 (2 adults, 3 children) all healthy.

Renters are two teachers and their three small children.

At first, they said they would move to live with their children, then they said they would move to a mobile home, yesterday, they were crying to my property manager, they want to stay 2 more days until some government facility would take them.

I'd love to add a park/playground to my 20 (now 21 unit) property, (as there are several families there with young children), but I am worried about liability issues.

Over 80% of the neighbors have paid for their houses and are passing away with no children returning to live in or rent them out.

This is why I have chosen to be an REI, to become financially free, so I can make better use of the time I have to spend with family and friends, a better future for my children, and a better environment for people who do don't have.
