By the way, the weather in Oklahoma is actually cooler int the summer and has more sunshine in the winter than the valley.

How do I go about addressing that the thermostat and electrical panel is in the bottom unit and will there be issues with if a breaker trips or if one unit wants it warmer/cooler?

It is going to be cooler than Portland area.There are also a lot of beach communities that might fit what they would like.

Douglas Lake can be tricky, and a few of the developers are doing some things there to try and make it cooler, but they drain the lake 6 months out of the year and at other times as needed so you lose the lake front part of your lot for quite a bit of the year.
