What you don't want to do is jump into something and buy it and find out you can't do what you thought you could. for instance, the lot is 40' wide, you need to know what the setbacks are that are required for building a house on the lot, what is it zoned, etc.?

I have seen those go sideways too and the minority gets riled up and kicks out the Manager for missdeeds...In my PERSONAL opinion I kind of like ONE Note one investor route... cleanest from all angles from experience over the last 40 years of doing this.

As I begin to put together my "investment team" in each local market I am analyzing, I wonder whether it is best to assemble members from different companies (i.e. using a real estate agent from one company and a property manager from a different one) or if it is OK to go with one company that offers a wide range of services (a "one-stop shop")?

As I understand the legal angle (I'm not a lawyer, but this comes up in the RE broker contracts course) an ambiguity in a RE contract is generally decided in favor of the party that didn't draft the agreement.
