It doesn't sound like they  "replaced" the fridge and are withholding rent to pay for that, it sounds like they want to withhold rent as leverage for the repair to be made.All that said, if a covered appliance is broken in one of our properties, it will be hours and maybe a few days before an action plan is underway. 10 days seems excessive for a fridge but we probably don't have the whole story, maybe they're waiting on parts or something.

Little wear and often have upgrades.

With a few repairs and upgrades, it would easily rent for $900 a month (I am flipping since it would sell for $76,000). 

If you are currently using an agent who doesn't understand these concepts then it's time for an upgrade!

From there, upgrade as the business pays for it....I have long term rentals in the area but considering STR myself.

If you find that units are rented for lower than market rents, run your projections implementing those upgrades.

It will take you around 3 to 5 months to rank so you have plenty of time.When you are ready to take it seriously, upgrade to at least the middle package so you have those automated blogs populating your site.Do this and you will thank me!

But I've put used ceiling fans in all of my rentals, and they look amazing, and have not broken yet.

In NJ when you are buying multis you have to find value add options where you will be upgrading and raising rents within the first year so even for non-house hackers, it's best to have one unit vacant so you can upgrade right away.
