I fund folks that take homes to the studs and remodel them with the same materials I put in 400k homes in Orygun.. you just have to find those. lastly PHX saw an epic crash in 08 09  vacancies in some of my clietns four plexs that they paid 350k for was 100% and they lost them in droves to the banks.. those same units in 2010 were selling for 80K for the whole four plex... so its also market timing.

Home inspectors normally do not do destructive inspections - digging up yhe ground would be somewhat destructive.And plumbers send a camera into the sewer lines, from either a clean-out, or they remove a toilet to send the camera in that way.
