Where's the profit in charging market rent to an optionee for 12 months and selling it to them at Fair Market Value...why not just rent it to a market-rate tenant?

We are currently residing in Melbourne Australia and the Property Market Median ranges from 700,000 to 1.2 Million+ depending on location.I too have been fortunate to be involved in the Real Estate Market (in the Melbourne regions of Australia) before the market became too saturated.We are currently exploring and seeking to expand and invest in other markets.

There are at least 10 that I can think of off the top of my head in the Metro Detroit...NONE of them involve a Detroit address.Found 3 this morning (yes, off of the MLS) that we are going to put in offers on...and yes, I fully expect to get at least 1 if not 2 of them...at my terms.

I'd mail an initial letter but if it was a local absentee owner or the mail was returned and I found them at another address- I'd go visit in person.
