Try connecting with an investor-friendly realtor who can find you rent-ready deals (on and off-market) and provide accurate market rents for the deals you're looking at. 

Now you have to go to court either way to fight them off with the security deposit and you have all the evidence you need to slam dunk them in court.

The primary determinant (beyond the tax implications) is whether the lender will underwrite and permit the borrower to close in a company or require the individuals to be reflected on title. 

When we reached our limit there we actually did a consolidation loan with a commercial DSCR loan where we paid off 5 Fannie Mae loans with a portfolio lender which opened up 5 more Fannie Mae slots for us.
