(not sure if you have experience in either).According to my formula, Tulsa should be easier to find properties than Oklahoma City.I absolutely agree with you about analysis paralysis... it would be easy to try to study the numbers forever.

I do not know your situation, but if you have no experience, no money and little education, then the best thing to do (besides continuing to read books and do self study) is find someone more successful than yourself and learn from then.
