My point was that you may get responses saying X site is the best, Y site is the best but that only means that is what is the best for those people in the areas they seek tenants out. 

hi everyone - i have some money through my 457b contributions, a portion of which are in a roth ira. if the math checks out on a property, i think i can do better investing my roth ira into real estate. it'd be great to hear from others who've found some loopholes with the least penalties or tax impact on such a strategy. my account does have a restriction wherein i'm unable to take out a loan against the plan for a property outside of california (my home state). my intent is to invest out of state. questions: has anyone ever rolled over their funds into an escrow, perhaps?

Keep in mind the penalty could be worse than a fine.  

If we plan on spending 181 days or more there but look back after a year and realize we were only there 170 or so days is there a penalty?

This would be penalty free and would allow me to put my money towards real estate assets as well as keep the stocks I own as well.

Next time, ALWAYS get everything in writing before they start a job... get the itemized quote, set start/end date, and penalty price for going over the quoted amount of time.

They do not understand the space well so give really bad loan terms to dip the toe in the water but it has nothing to do with the actual tenant or the property itself.I have seen a bank that does not do much commercial be 45% down, 20 year amortization, 5 year fixed, big pre-payment penalty, rate in the 4's,etc.
