You need to write her a letter informing her that her lease will not be renewed,simple as that.You don't need to explain anything to her,just tell her to start looking for another place to live.If she gets huffy,just tell her you are going to refurbish the building and raise to the rent 50% and that should shut her up quickly enough.Also,I agree you need to learn the landlord/tenants laws in your state if you intend to manage the property yourself.You should find a real estate lawyer who handles evictions cheaply enough and put them on retainer for future legal proceedings and problems.

File Place search came up pretty dry with 1 hit on Termination notice and nothing on 30 day notice.Also I dont retain an attourney at this point to provide my documents but i do have a good source i can bounch things off of.
