@Brian, and that is a perfectly reasonable position to take, in my situation I'm in NYC, a very tenant friendly state, it's not unknown to be tied up in court for a year trying to evict a bad tenant, it happened to me, took eight months to get him out , situations like that can quickly mess up a positive cash flow, if I had a mortgage on that property I would have been in bad shape.

On a side note...my wife and I will also be looking for a house to rent next spring and would love to connect with owners who need a tenant around that time and would rent it to us for a reasonable amount.

The other reason is that doing a few sales a year doesn’t give you the contacts and relationships with other agents or the experience to handle adversity during the negotiations or after the contract is signed.
