Whether that's your GC or someone else, time is money and subs can't wait around for decisions to be made or materials to arrive. 

The promote should be 70/30 or higher.  80/20 is better but tough to find. 

GCs own material more informative and actionable.

The Masters degree helped me get promoted to LtCol just to fill a square that I had a graduate degree.  

One day though, I had a break through: familiarizing myself with the material I was presenting to a point where I knew the subject thoroughly. 

The point is that we have to be vigilant and careful about some of the advise carelessly offered (some in this forum), that promotes this idea of using FHA financing as a mean to control/leverage a property ONLY to convert it into an investment home a year later, just because it is allowed.  

Dewalt has a book that gets fairly in-depth for estimating materials needed.

You *may* lose a lot of materials along the way.  

That type of policy should cover for loss of building materials in the building or within a certain number of feet of the building. 

that material is stored in unheated warehouses all the time, you can store it in the garage. as @Brad Lighthall mentioned just let it acclimate for a couple of days in the house before installing it.
