I believe you have great criteria and want to add something to your existing list to think about or add in addition to what you already have.First and foremost, if you are planning to buy 30+ unit apartment complex, ask yourself you will be the buyer profile that will buy it from you the next 10yrs, 20yrs, and 30 yrs.

Given that it sounds like you already work hard and have a nice family (profile photo), I would suggest allocating any additional precious income-producing time to something where you have unique skills, a competitive advantage and can maximize your hourly pay rate.

The place is of course getting professional mitigation w/ 3rd party testing but the old profile on zillow still has it listed as a foreclosure with mold pics!
