Beginning Real Estate as a Student

Hello everyone!

I am 19, and going into my sophomore year in college. I am also wanting to begin investing in real estate. The markets around where I live are high in price and rising (doubled in the past 5 years in many nearby places from what I can see), and I want to get in as soon as possible. Does anyone have any advice for me as far as being a student while investing goes? My plan right now is to look for a duplex with which I would rent out one side and live in the other, but any advice that you have for me is appreciated. Thanks!!

Hey @Isaac Pyle!  I attempted to start investing while I was in college.  I never ended up buying anything and I am kicking myself now for not.  I ended up starting in my later 20's.  I wish I could had an extra 8 years or so for investing( I am sure most say this.)  When I finally bought my first place it was a duplex here in Aurora, CO.  I lived in the back unit and rented out the front.  This was a great way to get experience.  

I would say it is going to be hard for you to get people to take you seriously at your age but stick with it.  Write things down like your plan, your goals, and any experience.  Know your numbers and people won't care how old you are.  You will have time one your side even if you have no experience that can be valuable. 

Tips: build up an emergency reserve for yourself.  Get a mentor( and give your time and energy to them).  Always give more than you get and build up a great reputation.  Don't take no as an answer( you will get so so many in this line of work).  Be creative!  Have fun(its not a sprint but a life long pursuit!)
