It's not that hard but you would have to commit to being available to handle issues and lease ups between tenants.

If the realtor brings you one of their seller clients properties for you to put under contract at below market value then they are committing an ethics violation unless the seller knows they can get better by putting it on the market but decides to avoid that.

But on the other hand, I have no project yet so can't really ask for a commitment or even be sure I'll need one at all.

With all that being said, if you do wish to be investment property owners, I would carefully interview prospective property managers as I imagine that you're not looking to take on the responsibility of day-to-day property management considering your existing commitments to your business.

Your PM is already perfectly capable of committing fraud w/o having signing authority on your account.

But as long as you commit to hardwood strip and its not looking a showroom floor, it's very, very difficult to completely beat up good hardwood.Tile is a close second.
