While many here are experienced investors and probably know a lot of this I am hoping some of this basic information will help new investors get off to a better start when seeking funding.Personal Information Always have ready- last NOA showing no taxes owed, if using commission, bonus, overtime income, or are business for self 2 years NOA so an average can be used.Collections should be paid off, if a previous bankruptcy occured have your paperwork ready.Credit utilizations plays a major role in your credit score and your ability to get funded.

@Noni Ifyefobi what’s up Noni and congrats on passing your test, first thing you need to do is find a brokerage that fits your goals, you also need a killer transaction coordinator as you will be doing this for the first time you’ll need somebody who knows what to do when it comes to pushing paperwork and helping you get over some of these rookie hurdles, at that point you’ll just need to get acquainted with the MLS, zipForm, and how to properly analyze a deal but with only 10k to put down you’ll be squeezing between down payment and closing costs I would suggest you try to get some seller credits coming your way to help minimize out of pocket costs!

I know we can get it cheaper like through legal zoom or what not, however he did warn us that sometimes going that route they do miss a lot of other paperwork they need and he specifically said an operating agreement.I'm looking for a real estate attorney in Texas that can help us with starting an LLC and draft up an Operating agreement, hoping it'll be a smaller dent in our pocket than what the lending company is offering.
