I purchase One property per child shortly before or after they are born, New construction or less than 5 years old, Class A or Class B product in high appreciation neighborhoods within major metropolitan cities/county's, South Orange County California, and Washington, DC. is where they are located, I also make sure they are near top colleges in case they choose to stay in them when they go to college which will save on housing.

Hey BP community after many years of being a member on the forum I finally decided to take the leap into multifamily investing, I’ve listened to many podcasts over the years and with some recent big changes in my family life I decided the time now.I have a decent amount of equity in my primary single family home, and about $30k cash.I currently reside in NJ would like to invest in properties in the 08861 (Perth Amboy), 07050 (Orange), and 07103 (Newark) areas.I know the NJ market is decently higher priced; however there can still be some deals to be found in the right areas.

@Michael Hayworth  yes generally speaking .... most turn key investors are buy and hold and want to hit a certain delta vs a vi returns... and for sure if you can flip it retail to a homeowner then there is no reason to be in the turn key business and take on that added liability.. however the neighborhoods Generrally are far different.. you don't have a lot of turn key rehab going in areas that also have a lot of retail flip s going on... apples and oranges.
