Longtime BP member taking the leap into multifamily investing

Hey BP community after many years of being a member on the forum I finally decided to take the leap into multifamily investing, I’ve listened to many podcasts over the years and with some recent big changes in my family life I decided the time now.I have a decent amount of equity in my primary single family home, and about $30k cash.I currently reside in NJ would like to invest in properties in the 08861 (Perth Amboy), 07050 (Orange), and 07103 (Newark) areas.I know the NJ market is decently higher priced; however there can still be some deals to be found in the right areas. My preferred investing strategy is Buy and Hold with cashflow each month, ultimately building longterm multifamily portfolio.  Any thoughts or suggestions from any experienced New Jersey real estate investors?  I’m definitely open to guidance!
