Since then I’ve been “binge learning” with several books, numerous videos, webinars, the BP podcasts (of course😉), analyzing deals using the BP tools, teaching my 13 yr old daughter to analyze deals for me 🤓, toured potential properties and even attended my first local REIA here in Lexington, KY this week. 

The numerator basically gives you a “1” as your house is included, and the denominator is only the non-vacation rentals, so most are nearly 100% if not more (far above the 30%).  

This site is an incredible platform that has numerous resources so definitely take advantage of it all.

Also, I've read numerous articles and comments on BP, all of which state that as a first-time landlord and RE Investor of a property, I should definitely cover myself with at least a million-dollar policy for now being that I only have 1 property as of yet.    

Once I recover from my numerous newbie mistakes, I plan on  buying many more in Racine.

I have done numerous AirBnBs, but nowadays I focus primarily on residential multifamily.

Over the years, we have moved numerous times due to evictions, job relocation, sold homes etc.

I get my information from people who live there and regularly vacation there, as well as from real facts and figures.People who have read my numerous replies to posts here know that only I write about what I know first hand about and that it is based on thorough analysis, not hearsay or sensationalism.Two comments though:There is cartel or gang-related fights in many cities.

I like attainable, realistic, timely goals that feel real to me, something I can really control and work towards.Personally I have financial goals and a general gameplan but realize end goal of say $10k a month can be done numerous ways or a combination of that.

Any evictions, judgements, numerous amount of different addresses, etc.
