Any Racine, WI Investors?

Hey fellow investors,

Just looking to reach out and pick the brains of anyone that has been investing in the Racine area. I've heard that Racine is rough overall, but I've been looking around on google maps and from what I've seen so far, it doesn't look that bad. (Not as bad as Kenosha at least). I know the area isn't that great in terms of employment, which means I probably won't be seeing much appreciation. But my goal is to just save money on living expenses by house hacking a small multi family home.

What are your thoughts on the area overall?

I am working on my first BRRRR in Racine. Racine has its rougher neighborhoods, but they are trying to clean it up. Twenty years ago, Kenosha had a lot lower crime rate, but now, I think it evening out.

There is a lot of business moving into the area, and it looks like (prior to Covid) the area has a lot of income growth potential.   

Once I recover from my numerous newbie mistakes, I plan on  buying many more in Racine.
