Properties that change hands a dozen times in a few years being traded by unscrupulous individuals and facilitated by corrupt title companies causing numerous title issues. 

I don't know if that's an outdated perception due to improvements being made by the city, but I would try to talk to somebody on the ground there before investing.

There are numerous cases of this along the 83 corridor.

There are numerous distribution centers north of HWY 27 next to the interstate (Fed Ex, Autozone, Chewy, Amazon, and a new one being built). 

My perception is that the management of the park intentionally interferes with the homeowner's sale for long enough that many homeowners abandon their properties.
