Funding for multi family
Hi, I'm very interested in finding out how other investors purchase numerous investment properties within the same year without 1) Living in them and 2) without using their own funding. I often hear on many Bigger Pocket episodes where investors are buying upwards of 10-20 properties in a year with OPM or their own but never really understand how if they're not putting down 20-25% each time.
I myself have been investing for just abt 5 years now (own a duplex) and want to expand into 10-20 units but have a goal for the next 4-5 yrs to invest in small multi family units first to allow equity to grow in them, then pull from 1-2 units and fund the bigger multi family's myself or use OPM if possible.
I'd love to hear from the forum the different ways I can go about achieving this.

Most of it’s a lie to sell their guru program. Can you buy a house with zero down- sure but people bragging they buy 10-20 a year I am not buying it. Some people sure but not in their first year.
Those who run funds will raise money from investors, but they have a track record of past deals and experience. They will manage the assets and pay the investors back a preferred return plus upside when they sell.
Unfortunately many prey on people with little money to buy some expensive program and they never buy an asset because they don’t have the money and buying with 0% down is rare (I will not even get into the risks involved doing this).
