That's not to say that I'm under the illusion that I have any kind of comparative advantage over other investors just because I'm not afraid to gut a house to the studs, but I do believe it puts me at an advantage over most people looking for homes to actually live in.

Problem I've had with my online research and with driving around the Woodbridge,  Manassas, and Occoquan areas is that the pricing is so high compared to down here so deals don't jump out at me as easily.
