New member from central Kentucky
Hello all, my name is Chad Justice and I'm from the Lexington area in central Kentucky. I haven't yet made any real estate investments beyond my own personal residence, but I've been interested in real estate for most of my adult life. I had my first residence -- a tract home in a subdivision -- built when I was only 21 years old, but while everyone else in the neighborhood was picking brick and siding and paint and carpet that made them personally happy, I was only thinking about what the next buyer might like. I sold that home about 4 years later, by owner, for about a 20% profit. That was at the height of the real estate boom, so...big deal, right? During the bust, I got busy with a 100% DIY remodel of my current house to make it more attractive to the next buyer (or appraiser) and, thru my effort, managed to at least not *lose* any value when things tanked. The market here has have gotten much better in the past couple of years, and I believe I could probably sell this place for about 40% more than what I paid 12yrs ago. Not a huge gain, but I'll take it. None of this is to say that I'm an expert by any means -- I'm a total noob to real estate investing, so I'm here to LEARN! I do believe, however, that I have an aptitude for real estate investing, and I've gained a lot of hands-on experience in remodeling/rehabbing, which I enjoy immensely. I'm also very lucky in that I have a good career that I enjoy, so I'm not looking to "quit my day job," as it were -- I would just like to get started in real estate investing to generate some additional income and/or build some long-term wealth.
