Interestingly, they have a graph that shows my market is perfectly on track at 4.5% appreciation per year over the last 20+ years, 2003-2012 is just a big zig zag in the middle.

Also get inside and really scope out the work and create a more realistic budget. 1000 SF and putting over $100k into it seems off to me.I wouldn't let this deal go, both you and the seller should come towards the middle some, in my opinion.
